BAY STREET INTEGRITY REALTY INC. ("we," "our," or the "Brokerage") respects your privacy. This Privacy Policy describes how we collect, use, disclose, and protect Personal Information that you provide through this website (the "Site"). It applies solely to information collected by the Site and is intended to comply with the federal Personal Information Protection and Electronic Documents Act ("PIPEDA").
1. What We Collect
When you register, sign in, or otherwise interact with the Site, we may collect:
- Account information — your name, email address, and (if you sign in with Google) the unique Google account identifier ("sub"), profile picture URL, and verified-email status.
- Contact submissions — name, email, phone number, and any message text you submit through our contact or inquiry forms.
- Authentication artefacts — server-side session identifiers (stored in a httpOnly cookie) and the timestamp of your most recent sign-in.
- Acceptance records — the date and version of the Terms of Use and Privacy Policy you have accepted.
- Technical logs — limited request metadata (IP address, browser user-agent, request path, timestamp) used for security, diagnostics, and audit-trail obligations imposed by PropTx Innovations Inc. and the Toronto Regional Real Estate Board.
We do not knowingly collect Personal Information from individuals under the age of 18.
2. How We Use Your Information
- To register your account, authenticate sign-ins, and maintain your active session.
- To respond to your inquiries and provide residential real estate brokerage services that you have requested.
- To send you, with your consent, follow-up communications about properties or services that may interest you. You may opt out of these communications at any time.
- To monitor and audit Site access for compliance with PropTx VOW Rules and the Brokerage's MLS® obligations.
- To detect, investigate, and prevent fraudulent, unauthorized, or unlawful activity, including violations of the Terms of Use.
- To comply with legal and regulatory obligations.
3. Information Sharing with PropTx, TRREB & Real Estate Boards
You agree that the Personal Information that you provide may be collected, used, or disclosed, including the fact that your Personal Information may be shared with PropTx Innovations Inc., the Toronto Regional Real Estate Board ("TRREB"), and other authorized real estate boards or their duly authorized representatives for auditing and/or legal purposes, as required by PropTx's MLS® Rules and Policies (including the VOW Rules).
PropTx and TRREB may verify your registration data, monitor your access, and request the audit trail of your Site activity for the purpose of enforcing compliance with these Rules.
4. Other Third Parties
Apart from the disclosures described in Section 3, we will not sell, rent, or share your Personal Information with third parties outside of our organization, except:
- Service providers who process information on our behalf (for example, our email provider, our cloud-hosting provider, or our authentication provider) under contractual obligations of confidentiality;
- Professionals you have asked us to involve in your transaction (for example, your real estate lawyer or mortgage broker);
- Authorities or courts where disclosure is required by law.
5. Your Rights
Subject to applicable law, you may request to:
- Access the Personal Information we hold about you;
- Correct or update inaccurate or out-of-date information;
- Withdraw consent and have your information deleted, subject to limited audit-trail retention obligations described below;
- Opt out of marketing communications;
- Raise a concern about how we have handled your Personal Information.

6. Retention
We retain Personal Information only for as long as is necessary to provide our services and to satisfy our legal, accounting, or compliance obligations. To meet PropTx's audit obligations, the Brokerage retains the registered name, email address, and Site access trail for at least 180 days after your account credentials expire or are otherwise terminated.
7. Security
We use reasonable technical, administrative, and physical safeguards to protect Personal Information against unauthorized access, alteration, disclosure, or destruction. Sensitive information transmitted to or from the Site is encrypted in transit (HTTPS). Authentication data is stored in encrypted form. Access to Personal Information within the Brokerage is limited to personnel who require it to perform a specific role.
No method of transmission over the Internet is 100% secure. While we strive to protect your Personal Information, we cannot guarantee its absolute security.
8. Changes to This Policy
We may update this Privacy Policy from time to time. The "Last updated" date at the top of this page indicates when the Policy was most recently revised. Material changes will be communicated by re-prompting you to accept the updated Privacy Policy at sign-in.
